The Redevelopment Agency of the City of San Mateo (“Agency”) is seeking proposals from qualified and experienced developers to purchase and redevelop the Agency-owned 2.1 acre property located at 2000 S. Delaware, as multi-family rental housing units. The property, formerly known as the City of San Mateo Police Station, consists of one legal parcel with two one-story buildings. (See map Attachment “A) The Agency seeks developers who are experienced, financially creative and capable of developing and managing quality family rental housing.
Project Objectives The purpose of this comprehensive RFP is to provide qualified developers the opportunity to propose a housing development for the property that will:
- Be a transit-oriented family housing development
- Utilize environmentally-friendly principles in project design and construction
- Be highly attractive and compatible with the character of the community, both aesthetically and functionally
- Provide at least 50% of the units affordable to very low income households
- Utilize State Density Bonus
- Involve the community during design development process
- Be able to incorporate any future development at the adjacent City of San Mateo Corporation Yard.
- Pay prevailing wages
- Incorporate an onsite childcare center, if feasible.
This RFP contains the Agency’s objectives for the property and development parameters, instructions governing the proposals to be submitted, the requirements to be eligible for consideration, general evaluation criteria, and other requirements to be met by each proposal. This RFP is a solicitation of competitive proposals that best serves the public good.
